Licencing laws in Mallorca as per each urbanisation

For example if the building is considered to be in a rustic area, local regulations may actually restrict you from building there, in which case renovations will require a special licence / permit from the local town hall.  Licencing laws in Mallorca differ for each municipality, so don’t assume the regulations will be the same from one location to another.

The permit required is also affected by the size of the property and the plot it sits on.

In rustic areas, you need both regional and local authority approval.  You will need the help of an architect to prepare a formal assessment.

Then there is ETV rental licencing in Mallorca if you intend to rent the property.  Rental licencing in Mallorca is a hot topic right now as many urbanisations are refusing new applications.  So either ensure the property comes with an ETV licence or that the urbanisation you are investing in is allowing rental licencing in Mallorca and under what terms.
